Bidding Wars Aren’t the Norm Anymore

The frenzied competition we saw between 2020 and early 2023 has cooled. While homes under $700,000 can still attract multiple offers in certain neighbourhoods, most properties are no longer seeing those same conditions. Buyers have more time to shop, compare, and negotiate — meaning that simply listing your home and expecting a rush of offers isn’t a reliable plan anymore.


Pricing Has Stabilized — But Not Collapsed

Despite more inventory and slower sales, Calgary’s benchmark price is holding relatively steady. In July, the benchmark home price sat at $582,900, down just 3.9% from the same time last year. This isn’t a market crash — it’s a softening. Sellers who price their home accurately and present it well are still closing strong deals, but overpricing can backfire quickly in today’s conditions.


What This Means for Sellers

This new environment doesn’t mean you shouldn’t sell — it just means your strategy needs to adapt. Here's what successful sellers are doing now:

Accurate pricing: Buyers are informed and cautious. A well-priced home gets attention and offers; an overpriced one sits.

High-impact marketing: With more listings to choose from, top-tier photos, staging, and promotion make a real difference.
