What $500K Buys You in Calgary?

For many Calgary homebuyers — from first-time buyers to young families to investors — $500,000 remains one of the most popular and competitive price points in the market. While home prices have moderated from the highs seen since 2021, continued migration and strong demand have kept the market active. Although things have begun to balance out in recent months, inventory under $500K remains extremely limited, especially for detached homes.

Properties Found:

At the time of writing this newsletter, I completed a search for detached properties priced around $500,000. I found five active listings, and two additional homes were already pending, highlighting just how quickly well-priced homes are selling in this range.

To give you a clear picture of what your money can buy today, here’s a snapshot of what’s currently available:

#1. Coventry Hills – Detached Two-Storey (1,270 sq. ft.)
A well-maintained 4-bedroom, 2.5-bath home featuring A/C, new shingles, siding, and eavestroughs, plus a full basement. Located on a quiet street with convenient street parking, this is a great option for families wanting strong amenities, schools, and access to major routes.

#2. Ogden – 1975 Bi-Level (975 sq. ft.)
This 3-bedroom bi-level includes a developed basement, a large deck, and a rear parking pad. Ogden continues to be one of Calgary’s more affordable detached-home communities, making this home ideal for budget-conscious buyers looking for value and great connectivity.

#3. Marlborough Park – 1978 Detached Home (975 sq. ft.)
Offering 4 bedrooms, a full basement, and an oversized double detached garage, this property stands out with its functionality and storage options. With schools just minutes away and close proximity to shopping, parks, playgrounds, and transit, it’s a smart pick for families wanting a central location.

#4. Cranston – 1,462 sq. ft. Two-Storey
This larger two-storey home features 3 bedrooms, an unfinished basement, and a deck. The spacious main floor includes a big living room with a bay window, an eat-in kitchen, dining room, and a convenient 2-piece bathroom. A great option for buyers who need extra square footage in a sought-after southeast community.

#5. Tuscany – 1,188 sq. ft. Two-Storey (Pending)
Already pending — and not surprising, given its location! This home offers 3 bedrooms, a bright, open layout on the main floor, a 2-piece powder room, and a spacious kitchen with large windows. Upstairs includes a generous primary bedroom with a walk-in closet and 4-piece bathroom. The home also features an unfinished basement and a detached double garage.

#6. Forest Heights – 1,020 sq. ft. Bungalow (Pending)
Another fast-moving property, this 3-bedroom, 2-bath bungalow boasts a fully finished basement with a 3-piece bath, storage room, and large rumpus area. Situated directly across from schools and parks, this is ideal for families. The oversized lot provides plenty of yard space, plus a massive double garage accessible from a paved alley — large enough to fit up to four vehicles.

Final Thoughts: Is $500K Still Competitive in Calgary?

Absolutely — and perhaps more than ever. While we’re seeing a slight cooling in prices, the detached market under $500K is still moving fast, especially in established communities with good transit access and family-friendly amenities.
